Property in Egypt is turning the heads of international
property purchasers looking to buy into an exotic,
historical and beautiful country with a fabulous
climate and a booming tourist industry to match.
Egypt is a fascinating tourist destination with
history dating back to around 3200BC and the warm,
clear waters of the Red Sea attract divers worldwide,
being one of the most popular diving locations
in the world.
As a tourist destination with many possibilities
to suit all interests, Egypt attracts increasing
numbers of visitors and property buyers alike
who come to reap its many rewards. More and more
visitors are buying into luxury apartment complexes
in the major holiday hotspots, including Sharm-el
Sheikh, Hurghada and Luxor. They are also attracted
to invest in amazing new world class resorts that
are currently being developed along the Red Sea
Coast such as Sahl Hasheesh and Gamsha Bay, which
have every possible amenity on site.
Low off-plan prices, excellent transport links,
holiday homes in the sun, all year round rental
demand and high returns on investment, are all
reasons for the current success of Egypt as a
holiday and property location, which increasingly
satisfies the requirements of many discerning
property investors today.

The number of British buyers is on the increase,
safe in a strong belief of the current Egyptian
government's commitment to further economic growth
and stability. The economic climate in Egypt is
open for investment and investors are being actively
encouraged by taxation breaks, low labour costs
and a country that has a growing middle class
who are beginning to exercise their increased
purchasing power. Overseas real estate investors
are aware that the growth in the purchasing power
of the domestic market is fantastic for the long
term profitability of all investments in Egypt's
property sector. The overseas tourism and second
home markets will account for good yields and
returns but a growth in domestic demand and purchasing
power will allow investors to more aggressively
target Egypt safe in the knowledge that they have
a wider market to potentially profit from.
With low entry prices starting around £17,000,
and capital growth of between 20 - 30% predicted
in key locations over the coming year, the investment
climate in Egypt is widely regarded as a promising
one, and with the demand for holidays showing
no sign of abating, Egypt's property market looks
set to thrive.

information.
The most popular areas for investment are:
HURGHADA
On the shores of the Red Sea, this rapidly expanding
area was once a small fishing village but has
grown into an exciting holiday resort which is
the second biggest tourist area in Egypt. Perfect
for relaxing, scuba diving, desert exploring or
simply sampling historical delights, with crystal
clear waters, and year round sunshine make Hurghada
a favourite with tourists and holiday home owners
from around the world.
SAHL HASHEESH
Just 20 minutes south of Hurghada's International
Airport, one of the world's most remarkable developments
is rising from the desert. Sahl Hasheesh is a
purpose built resort flanking 12 km of sandy beaches,
on the kind of scale that is difficult to imagine.
Covering 32 million square metres, Sahl Hasheesh
will, by the time it completes, have no fewer
than 20 five star hotels, a seven star hotel,
a spectacular marina where top designers are aiming
to create "the worlds most exclusive waterside
address", numerous golf courses plus a sunken
city for divers!!
The resort will not only have excellent facilities,
but also essential community infrastructure like
schools and a hospital. At its centre will be
an arcaded piazza with an avenue leading to the
Red Sea, lined with over 100,000 fully grown palm
trees specially brought in from the Nile. A seafront
promenade will link all areas of the development
and there will be a new "Old Town",
with over 300 shops, bars, restaurants plus an
underwater adventure, with a sunken city for divers
to explore. The "Sunken City" is a re-creation
of the City of Isis, a main port which flourished
for 2000 years until it sank and became an archaeological
attraction. Here in the bay of Sahl Hasheesh,
divers will be able to explore the magical ruins
and antiquities of an ancient civilization. The
facilities at Sahl Hasheesh will be of the very
highest class, with many diving centres and other
excellent watersport facilities including kite
surfing, deep sea fishing, windsurfing, sailing
and boat trips on the beautiful Red Sea.
Built over three phases, with the first phase
completing in 2008, some hotels are already open
and ground breaking has taken place on the marina,
which will complete in 2010. Although this area
of the Red Sea is very much an emerging market,
Sahl Hasheesh could become the most important
addresses of its kind. The developer of the marina,
designed by Sir Norman Foster, is aiming to create
the worlds most exclusive waterfront address,
and with prices by the marina starting at £250,000
to £6m, this is bound to have a reflective
influence on the rest of the development. Take
a look at the website www.serrenia.com which shows
how exclusive the marina will be, with a world-class
spa and upmarket shops to rival New York and Paris
SHARM EL SHEIKH
Perched on the southern-most tip of the Sinai
Peninsula, Sharm is actually a series of bays
nestled in between graceful mountain ranges that
offer a picturesque backdrop to the beautiful
coastline. Sharm is the top tourist destination
of the Red Sea Riviera - a modern cosmopolitan
city with an international airport plus a wide
variety of shops and restaurants and very prestigious
hotels. It feels more like a European resort than
Egyptian, with refined facilities and amenities,
and stylish hotels, equal to almost any in the
world. The Red Sea has a beautiful coast, clear
blue seas, coral reefs and sandy beaches and it
is one of the top diving locations in the world.
It is becoming increasingly popular for people
looking an ideal place for a holiday home in the
sun!
LUXOR
Luxor has been a tourist resort for over a century
- a city with an amazing history and over 7000
years of civilization. It's the world's greatest
outdoor museum filled with awe-inspiring monuments
of ancient civilization. Luxor, on the banks of
the River Nile, has beautiful weather all year
round with so much to see and explore. Or just
relax and watch the glorious sunsets over the
mountains and the Valley of the Kings & Queens.
We have an extensive portfolio of properties
available throughout Egypt, with new projects
being added regularly. Please see our Developments
page for a taste of what is available, or contact
us for further information.
